Pay less for top quality patio furniture

New Patio Furniture 011

I consider patio furniture as one of my best investments. It has not only made my backyard the perfect place to relax after a long work day or passing a nice afternoon with my family on weekends, but also it turned my backyard from a boring place to a colorful stylish backyard. Another important fact that made it such a great investment, is buying my outdoor furniture during fall season. Not many people are aware of the fact that after summer, when fall starts, prices of garden and patio furniture are declining dramatically. The reason is quite obvious – furniture suppliers and companies must sell their inventory, before next spring starts. But since dining sets, tables, swings and all other kinds of outdoor furniture can serve you for years and even for life, fall is best time to get top quality garden and deck furniture and pay much less – check it yourself and notice the major discounts of all products, compared to the prices just a few weeks ago. For example, take Bellacor, which as one who buys furniture online, I can promise is one of the most friendlier websites, that offers access to more than half a million (!) products in one hand but can help you find exactly what you need very simply and fast, is offering now plenty of outdoor furniture products & accessories with discounts up to 33%! Since free shipping at bellacor is their second name and their website is so user friendly, no wonder many consider Bellacor as a great purchase experience. For more details, click here. There are many styles and materials of outdoor furniture, and you should get the one that match the décor of your house, your taste and budget the most. Of course, you should consider the size of your backyard when buying furniture. I listed here the outdoor furniture I recommend and personally own, as you can see in my backyard –

Wood patio furniture

As one of the most popular types, wood patio furniture can be found in many backyards across the nation. Wood patio chairs and tables can add so much beauty to your backyard; just pick the wood type that you prefer. Teak and cedar patio furniture are great choices due to their resistant and their natural style, making them blend into the scenery. Cedar chairs and tables are weather resistant and most suitable for indoor furniture as well. Teak is yet another great material for outdoor furniture, thanks to its long durability and the fact it requires on maintenance at all. Wood dining sets provide more than seating and eating place – they add style to your garden, making your visitors and guests feel so commutable, they would forget they're outside, far from their home.

[caption id="attachment_103" align="aligncenter" width="300" caption="outdoor_and_patio_furniture"]outdoor_and_patio_furniture[/caption]

Just look at the L shaped coffee table, available at Bellacor now with a 14% discount (for a limited time...) and of course shipping & handling are free - this table adds so much character to any patio, that no wonder many claim a patio is considered empty without wood furniture.

Aluminum patio furniture

I consider my aluminum chairs and tables as the best patio furniture I've purchased over the years. No wonder it's so popular among many backyards and gardens – aluminum furniture is durable and very easy to care and even can be left outside. Since it's so lightweight, you can rearrange it according to the occasion – an evening cocktail party or a nice afternoon with your family and friends. There are to types of aluminum patio furniture –cast aluminum and wrought aluminum. Cast aluminum furniture is extremely durable, and very easy to maintain, especially when it comes with a powder coat finish. The powder coating not only makes the furniture UV resistible and protects it from being scratched, but also adds an amazing color to the furniture. The classic look of cast aluminum chairs and table can really make the difference from an ordinary backyard to a stylish patio. Wrought iron furniture is very easy to maintain, and cleaning it monthly with soapy water should do the job. Storing it in a dry place during the winter is recommended.

Attached or freestanding? Vinyl or wooden pergola? Things to think of before getting your pergola

First you should decided between attached pergola or freestanding, Attached pergolas considered more stable, but freestanding are great as well and should last for years to come. Another decision regarding your new pergolas is whether it would be made of wood natural timber or vinyl. The pergola should match the style and décor of your house – natural timber pergolas are more appropriate if your house is of traditional style, whereas wooden composite pergolas would fit better for modern houses, not to forget they cost less and need much less maintenance than timber pergolas. I also must admit that it's quite hard to distinguish between these two types. Vinyl pergolas are easier to maintain and are cheaper than wood – they lack the traditional look of timber or wood, but since you'll probably cover your pergola with plants, it doesn't really have to bother you. Remember – vinyl pergolas won't rust, and they last for life!

Garden arbor

Arbors come in many styles, colors and sizes – just pick one, and your garden miraculously would gain special spot that attract your visitors and friends.

Arbors are made of all kinds of materials from red cedar and vinyl to iron and even copper. In my following posts, I will examine the various types of arbors.

Garden arbor is a great way to emphasize the virtues of your backyard or your garden

Garden arbors are often used as the dramatic entrance to a garden. As I mentioned in one of my previous posts, arbor can easily become the focal point of your garden, where your guests will gather and enjoy your garden. It's quite common growing vines, climbing roses and other plants on your arbor, taking advantage of unused vertical space in your garden.

Garden arbors are made from different materials –

Wooden arbors

The first that comes in my mind when someone mentions arbors is of course the good old red cedar arbor. Wooden arbor gives your garden a classic look and feel, since it's made of natural material. Painting the woods make them last for many years. For wood arbors starting from $125 and more arbors CLICK HERE>>

Vinyl arbors

I was first introduced to vinyl arbors, when I looked for an arbor for my son's new house. I knew he'd like an arbor, but I also knew he doesn't like spending time in garden maintenance, and I looked for something that would last for decades. Well, vinyl arbors are the answer – installing the, is very easy and fast, the have the look of a painted wood and don't ask for maintenance at all. Of course, they are much lighter that wooden and metal arbors. More vinyl arbors>>

Garden arbors come in many styles – from arched arbors to gable arbors, pergolas and more

Once I started learning more and more about building arbors, I figured out there are many styles, shapes and colors of arbors, and it could be quite confusing choosing one. Well, the most important thing to consider is of course the architecture of your home and garden – which arbor would fit it the most? Gated garden arbor , gated arbor or arched one? The arbor the compliments your garden is the arbor for your garden. The most popular arbor gardens are described here –

Arched garden arbors – also referred to as classic garden arbors. The arched arbors really give your garden the classic look, and often used as the entrance to garden.

Gothic arbors – As the name implies – arbors with a gothic look. Gothic arbors can give your garden unique look.

Garden arbors – not only for beauty

Get the facts before buying or selling a home

No matter if you want to build house from scratch, buy a house or sale your own house, you need a reliable estimation of the house in question. The problem is that an estimation of a property's fair market value prepared by a licensed professional who takes into consideration many items, including: recent sales of comparable properties, location, home size and physical condition, may cost anywhere from $250-$500.00 or higher and usually takes from 1-3 weeks to prepare. Well, no more. After researching the issue for some time (since I tried selling my previous cottage), I'm happy to introduce new way to estimate a residential property, which would save you money and time, and supply you a reliable valuation. It is called Electronic Appraiser, and the name says it all – all you have to do is enter the address of the house you want estimation for, and instantly you'll get online report in a well organized and easy to read format complete with color graphs and charts. And the cost? $4.95 to $29.95. This is a great value when you consider that a typical residential appraisal can cost between $250.00-$500.00. Electronic appraiser produces an automated valuation

through a continuously updated nationwide data store of billions of records, gathering specific data on the subject property and then estimate the value of that property in real time. Valuations are based on comparable sales data, a price and time comparison and a complex valuation engine. After using Electronic Appraiser several times for different types of houses I was interested in, I most certainly say that it returned the few bucks I invested in it, hundreds of times. For more information click here, and get instant Electronic Appraiser.

Garden shed plans and storage plans save you money and time

It was 8 years ago when I noticed that I just have too much staff than I know what to do with, and I now understand that it's quite common – my children toys that were left untouched, old bicycle no one rides any more, my Christmas decorating that 10 months a year sits in my backyard with no purpose, my pool tools and gardening equipment and other staff related to my kids hobbies. I knew I need a small shed to store all of this in a place where it will be protected from the rain in the winter and the summer sun, and where I can organize it all so it wouldn't take me hours finding a saw or a wrench when I need one… I had little knowledge regarding building sheds, so I started reading everything about it, and was quite happy finding that building a storage shed using shed plans is simple and really doesn't cost much. After building my garden shed I've discovered many other useful things for it, such as playroom for my kids and their friends, my wife's office and even a place to sleep. How to select the right storage shed for you and other tips regarding utility sheds are all will be discussed in my next post.

Mortgage cycling – build your dream house without changing your mortgage

No matter which house you'll build – storybook house, English cottage home, log cabin home or a Bungalow house – they all have something in common: they'll all require substantial funding, or in other words – mortgage. Now imagine having an extra $40,000 to put down on your dream house or an investment property. Imagine you could build your new dream house in a few years without changing your current mortgage.

Well, you don't have to imagine – the way for realizing your real estate dreams resided in mortgage cycling. I was quite skeptic when I first heard that concept and its allegedly benefits. But believe me, all my hesitations started disappearing once I read

Mortgage Cycling Revealed by the senior mortgage analyst Craig Romero. Romero, a famous author of loans related books, helped thousands of families pay off their mortgage debt early., introduces in his book A New Mortgage
Loophole That Will Quickly Build Your Home Equity and
Effectively Reduce Your Mortgage. I used the method of mortgage cycling when paying off the mortgage I took for my cottage house, and it worked just the way it's described in the book, and in less than 10 years, the mortgage was nothing more than history. If you want to

Some more advantages of stock house desgins

In my previous post, we talked about stock plans. Here are some more information explaining how they make it easier for you build your dream house -

  • Besides the huge financial saving, let’s not forget that time you save by purchasing small home plans – rather then hire a designer and wait for months until your plans are ready, you can instantly download them from the website.

  • There are so many designers and so many small home plans in the websites that offering them that you can be sure you’ll find home plan that suits your needs and demands on the one hand, and unique on the other hand.

  • You don’t have to spend time meeting witch designers. You do it in your free time, specify your requirements. Then you’re presented with several home plans, and you have all the time to think and ask your friends and family which plan is the best for you.

Stock small home plans save you money and time

Probably you will build only one house in your life. I’m sure you’ll put most of your time, money and knowledge into it. Naturally, if you can reduce your costs you’ll be more than happy, and if you can do it without compromising your requirements and needs – you can really be satisfied. Buying stock home plans is a good example of it, and you’ll be quite surprise how popular it is. Many of the houses you enjoy looking at (and sometimes even jealous of their owners…) were designed using stock house plans. And you’re not the first one to wonder about that and to ask yourself why you should purchase them - That is exactly what I did a few years ago when one of my best friends suggested me buying house design. Each time I visited him (not quite often, I must say. 150 miles are separating us), I used to be amazed of his home. It looked so beautiful outside and so efficient in its space usage, I was sure he paid architect to design it (and he can sure afford it, trust me). One day, as I told him I wish I could build home like his own, he instantly replied “So go and choose one plan. There are thousands of them. Who do you think designed this house?” At first I couldn’t believe, but when he showed me the blueprints and a website with so many small house designs, I understood that you can use stock home plan to build your dream house, and it’s not just a phrase. The main advantage of getting stock home plans is that they are significantly less expensive than custom home plans. And when I say less expensive, I’m talking about thousands of dollars. Try and look for custom home plan – no architect will charge you less than 5 to 7 thousand dollars, whereas stock home plans would usually cost you no more than $700, and as I always say - small home plan means affordable home plan.Usually you’ll build one house in your life. You want to put all your knowledge, experience and much of your fortune into it. So why don’t you use the experience and knowledge of a professional home designers and architects, that have designed hundreds and thousands of houses, all in a very affordable cost? On my next post, I’ll show more advantages stock home plans have.

If you want to know how you can get a true estimation of your house or the house you're interested in, read my post about the Electronic Appraiser.

Small home plans

Before we start talking about designs, floor plans and bedrooms and other small home plans related terms that will be discussed in my blog, let’s make sure we all refer the same thing. As you all surely know, small house plans (or small home designs – it’s the same) are blueprint designs of small houses. Well, it’s quite obvious and no one can argue that.  Less clear are the following common questions:

  •  How much is small?

There are several definitions to small. But most people in the construction industry would say that a house under 1600 square feet is considered small. And after looking into hundreds of plans, I can tell you that many of the small houses are even below 1000 square feet, and there even tiny house plans with square footage of less than 800.

  • What kinds of small homes are there?

Today, due to their popularity, when one says small home, you’re no longer can be sure what kind of a house he means – cottage house or a log cabin? He’s into European style or maybe he prefers the traditional one? A bungalow with one story or perhaps townhouse with 2 or 3 stories? There are plenty of small houses that fall into these categories, and it’s important you’ll be familiar with them before examining small house plans and choosing one.

Can I find my dream house as one of the stock home plans?

Well, you’ll be surprised. Stock home plans were designed by gathering all the features requested by home builders and owners throughout many years. No matter how many bedrooms you like your home to have, how big your living room you want, and how many bath rooms you wish – there is a home plan that fits your needs. How can I be so sure? Well, first of all, because I looked into hundreds of them over the years, and believe me – there are much more I haven’t look. The companies selling them designed so many of them, so they could answer any potential customer. As I said earlier, they have years of experience of what people are looking for in small home plans. All you have to do is tell them all the relevant details and they’ll come up with several home plans for you to choose. And even if you’ll decide that some modification should be made to the home plan you’ve purchased, you can ask for it, and still it would cost you much less than hiring a designer and the result would be pretty much the same.

English Cottage House Plans

charming English cottage house plans
Charming English cottage hous
Known for their charming style, English cottage houses have inspired larger and more elaborate house plans, without decreasing the cozy comfort that is identified with the cottage style. The English cottage house is famous for its picturesque storybook style. It is actually based on the rustic cottages of western England. Every one of us would like to spend the weekend in the country, away from the stress, smog and the noise of the city. Now imagine that your house is actually a vacation home – and this is the true meaning of leaving in a cottage house. Looking as hundreds of cottage house plans, I bet you'll find your dream house in one of them. Cottage home plans are great for vacation designs as well as permanent residency. English Cottage house plans are perfect not only for empty nesters but also for families with children. It's usually referred as a fairy tale home since it made the dream of so many Americans coming true. Although there are many of cottage home plans, you can find some common features among them, such as their exterior which typically boasts steep gables, and the hip roofs, with shingle, stone or stucco siding.

Another source of home plans is foreclosure lists. Actually, they're considered as the next real estate boom. At first you might ask – what foreclosure lists has to do with house plans? Well, it's quite simple. First of all, where can you get ideas for home planning or even see the outcome of every home style you can think of, if not in a list of homes, presented with information such as number of bedroom and baths, local school districts, property size, tax roll information and any other important information regarding the property? Secondly, many times foreclose properties are actually a great investment – even if you don't have large amount of money to start with - I'll explain more on that later on. You can find many sites that will offer you foreclosure listings.

After checking the major sites, I most recommend governmentauctions.org, trust me – no other site presents as comprehensively organized a database of Government & Police Auctions. governmentAuctions.org shows his registered users a vast multitude of sources where they can profit, or otherwise get great deals at government auctions. All members also get access to Foreclosure Listings where you can find homes for as little as $10,000 – it is the absolute best guide to Government Auctions and foreclosure – Just click here, join today and get instant access!

I joined their free trial – and was amazes buy the amount of houses I found, of all styles you can think of: cottage houses, log cabins and more. They also offer free foreclosure email alerts and many articles regarding investing in foreclosure, which brings me to another thing I'd like to share with you – how you can make a sustainable amount of money from foreclosure, event if you don't have large amount to start with! Yes, I couldn't believe it myself, but this was before I read the amazing book of Matthew Griffin -Foreclosure Profits Now. In his extraordinary book,Griffin explain in a very simple way, how you can invest in real estate even if you don't have a lot of money and your credit isn't perfect. most people think that they have to have a lot of money or great credit before they can even think about investing in real estate; and this mindset simply isn't accurate. In today's real estate market, there are many ways for an investor to control a property without going to the bank or to a traditional mortgage lender. All you have to do is be able to “think outside the box.”

YOU can be a real estate investor TODAY without a fat bank account or a five-star credit rating. Here's how to do it:

  • Locate a property where the homeowner is facing a foreclosure situation because they're unable to afford their mortgage payments.
  • Pick up the telephone, call that homeowner, and make an appointment to come over and discuss their situation.
  • Get that property under contract by explaining that you are a solutions provider and real estate investor who can help them get out from under their debt.
  • Sell that contract to another real estate investor and collect an assignment fee OR finance the deal through a hard money lender and sell the property yourself on the retail market.

After trying what is described in the book, I must say – it sure works! If you want to make nice profit of thousand of dollars without investing your own money – you must buy today the great book of foreclosure propfits now – just click here! It's really unbelievable that by buying this book for less than $50 you can earn thousands of dollars! affordable bungalow house plans
When someone asks me to define bungalow, the first thing that comes to my mind is that a bungalow is a combination of art, simplicity and natural material, all in a very affordable cost.Usually we're talking about one and a half story house with low pitched roof and deep porches. It's quite common to find a bungalow with sun room with lots of windows, which makes you forget it's a small house. The floor plans are quite efficient, and it's considered as friendly to families, especially young families, because of its low cost and artistic characteristics.

Inspired by a strange combination of the English Arts and Crafts movement and Far Eastern wooden architecture, the Bungalow house plan quickly recognized as one of the most popular small house styles in nation wide. When I ask bungalows owners to define their home living style, they usually say it’s the American dream coming true in an affordable cost, and if you'll go visit a Bungalow home, you'll agree with it – on its on lot with his family car parked out front, the Bungalow house is all about independence and privacy. Originally just a shelter, the Bungalow house nowadays considered as the simple way to achieve what every one of us is looking for – a good life in a convenient and equipped house.

Handcrafted log cabin plans

Although they are usually built as a retreat home, many log homes and log cabin plans finally ends up as a residence home. Contemporary log home plans are made for modern day living, which makes them great choose as a permanent home for your family. I think of log homes as a modern house with a rustic look.Log home always reminds me the American pioneers, building their log houses from the forests that were so common in the old days. The handcrafted log house plan sure gives me a romantic feeling of home.

The first log houses were of the handcrafted style, which means that they weren't changed after they had been peeled. Since they require intensive fieldwork, today they are less popular than the milled style – logs that were processed and have the same size and appearance, which makes them more suitable for home building.

The logs are a great shelter from the cold, since they lock the heat inside them, which make them so popular in cold areas world wide.

As you’ll see, there many types of log cabin plans, but of course they all share some features:

Fireplace with a chimney – I like it more when it’s made from brick, but some like the stone version.
  • Very large kitchen and living rooms.
  • Wide back porch. Actually, it’s the first think that comes to my mind when someone says log house.

Small home plans with great opportunities.

Many people prefer building small homes in order to save big money. And I’m not talking only about empty nesters. Since technology has advanced so much in the recent fifteen years, the space usage can be planned so efficiently that many families can really feel at home in their cottage or townhouse and thus save thousands of dollars. There are many types of small home designs, much of them I bet you’re familiar with. I summarized the different kinds and their characteristics so you can choose the right that matches your dream house the most: Beach house plans – it is the best place for you taking the weekend off and get some quality time alone or with your loved one, away from all the pressure and the stress of  city life. Many beach home owners consider it as a vacation gateway. Beach houses are usually one story homes although I’ve seen 3 stories beach houses as well. They are also referred as coastal houses, due to their location near the ocean or a lake. They usually raised above the sand, giving a breathtaking view of the beach or the lake nearby. Some design elements of beach house plans are borrowed from Mediterranean style home plans. Beach home plans usually offer features such as panoramic windows, balconies and plenty of outdoor living spaces to take advantage of the location by  the beach. The houses are built from materials that can withstand the salty air and the tides and winds. There are many kinds of beach house plans. I’m sure when you’ll look into them, you’ll finally find the one that will help you realize your dream beach house.

Small home plans with big size

When you ask someone what's the size of a home, the answer depends on the person you asked. You can hand out house floor plans to two different people, ask them to calculate the plans size, and get two different answers. And they’ll booth be true. Although you're sure the answer objective, it is rather subjective, since different people in the construction industry have different interests and ways to measure your house.  Builders naturally will tell you the house size is different from what county auditors would tell, both numbers are different from the net and the gross size of the home. As you've already guessed, there are several ways to measure the home size. This has a great importance, since the size of your home plan is a great factor of your suture constructing cost, and when comparing two home plans, it's important you'll compare sizes measured the same way. Some home designs calculate the square footage only according to the heated placed, and some include every area that is under roof. Some include the thickness of the walls in the area calculated (gross area), and some don’t, and gives you the net area. Most home designs state how the area was calculates. If this information is missing, you must contact the designer and get it – it has big influence on your building cost. When comparing two building designs, make sure their size was calculated the same way.

Some more things that will help you choose the best design from all small home plans

Hi there, all of you looking at all these home plans and can't really decide what suits them most: would it be cottage house plan or a log cabin house? Two stories or maybe one story with a porch? Well, as I started in my previous post, here are some more tips to help you choose the house design that would later on become your dream house.

List your requirement, but remember: no one's is perfect

These advice my mom gave me many years ago, when I asked her how can I find my princess to spend my life with. As years went by, I understood I can use this advice for other decisions in life as well. Looking for home plan, for example. There are two kinds of people – the first kind is looking for the best, and never satisfies for anything if he think he can get better. When he looks for car, and finds one that fits all his requirements, at the last minute before buying it he'll give up the car, thinking: "mmm…I can get a car just like it in $50 less, or – in that price I can get a much better car..". Well, there's never an end to its quest. These kind of people never find rest (and never get married..they always think they can find a much better spouse..) But I'm not this kind of person (Just ask my wife…). I know I should first list down my requirements and demands, what's important for me and what is just nice to have. Than I look at all candidates, ignore the ones that doesn't match my mandatory requirements, and from all the rest – pick the one I like the most. If you think a little, you'll see this process of choosing isn't appropriate only when looking for home plan but for other situations as well – even when you go to the supermarket to get some serials, for example. You should distinguish between your dream house to a perfect home. Your dream house is exactly what you're dreaming when you think about your home – all its features and characteristics. It's the home you want to live in for the rest of your life with your loved ones, or to be your vacation home. A perfect house – I don't think there is such thing..you can always find better.  So first list all your requirement from your dream house, look at the hundreds (and more) small home plans that fit them, sort them out, and finally take the one you and your family like the most – but don't wait for months until you'll find a better one – it just will make you regret later on for missing some great home plan, for missing time and money.

I won't let the sun go down on me

We all want the sun to light the living room, as well as the kitchen and where we eat our breakfast.  But no one promises you that placing the home plan into your lot would result in the sun lighting your rooms, rather than heating the wrong side of the house. Since you can't really change the sun location (You may try, though…), the designers can change the home plan orientation easily for you – reverse or rotate it. But you have to verify this before buying the home plans.

What type of small home plan are you looking?

As I mentioned before, there are many styles of small floor plans : first you have the small cottage house and the small log house or the cabin house, then you have the small country house and the small vacation home. And we haven’t talked even about very small house plans (or tiny home plans, as my young ones call it). Of course you can find small luxury home plans, small modern home plans and small guest house plans. What I want to say, is that you have to be familiar with all of this types, before selecting your specific design. Each type has its own virtues. You should consult your family, friends and acquainting, even visit some houses and feel them inside. Think, in which type do you feel home? Which type makes you that warm feeling? Of course, your budget plays a key role in selecting the style of your new house, and your lot location as well.  So you must take all factors: your budget, location, and your preferences, and select the best home plan that will turn to be your dream house.
